As of the end of June this year, the average sale price per square meter for private apartments nationwide was 5,895,000 won, a 2.5% increase from the previous month. The number of newly sold units was 11,793, a decrease of 2,498 units compared to the same month last year.

 

Trend of Average Sale Price and Number of New Units for Private Apartments by Region

The Korea Housing & Urban Guarantee Corporation (HUG) announced the "Private Apartment Sale Price Trends as of the end of June 2025" on the 15th, stating that the national average sale price increased by 2.50% compared to the previous month and 4.44% compared to the same month last year. This price is per supply area, based on private housing projects that have received pre-sale guarantees in the past year.

 

By region, Seoul had the highest average sale price at 13,939,000 won per square meter. This is an increase of 120,000 won (0.87%) from last month and a 9.97% rise compared to the same period last year. The average for the entire metropolitan area was 8,819,000 won, up 1.26% from the previous month and 7.72% from the same month last year.

 

The average for the five major cities and Sejong was 6,026,000 won, a 5.76% increase from the previous month, but regional disparities were significant. Daegu's price surged by 1,825,000 won (29.71%) to 7,969,000 won per square meter from the previous month, while Busan (-213,000 won) and Gwangju (-158,000 won) actually saw declines.

 

Other regions averaged 4,700,000 won, a 0.39% increase from the previous month and a 5.52% increase from the same month last year. Among these, some areas like Chungnam (18.61%) and Chungbuk (14.93%) recorded double-digit growth rates.

 

The number of units sold increased by 8,536 units from the previous month (3,257 units), but decreased by 2,498 units compared to the same month last year (14,291 units). In the metropolitan area, 5,407 units were supplied, an increase of 3,184 units from the previous month. However, Seoul accounted for only 263 units, a decrease of 918 units compared to the same month last year (1,181 units).

 

The number of newly sold units in the five major cities and Sejong was 2,645, a decrease of 1,585 units from the previous year. Other regions saw an increase of 3,741 units, up by 855 units. Notably, Chungnam (1,651 units) and Gyeongnam (1,141 units) saw a significant increase in supply compared to the previous month, while Gangwon and Gyeongbuk had no new pre-sales.
